Al-hamdulillah, we got some down payment for the first property bought in the valley itself! So there are already three families taking part in the project!
As a result of this, the costs for a place and its conditions are also fixed now insyaAllah (but remember it is a project under development, so conditions can change):
The rent for a plot of land for a house, rent legally for 80 years (30+30+20), is 24 Islamic Dinar (approx. US$ 3500, please use Dinar Converter to calculate the exact amount into your own currency) including the following:
- electricity hook up
- access road (motorbike; car only to parking)
- water hook up
- facility for waste disposal
- garden of 2500m2 in the forest which only may be used for permaculture or other kinds of cultivation which does not harm the big trees unless the trees are used for wood to build at the location directly
The valley includes protected forest; a tropical beach; pastures; fields; a river so clear that you can drink from it; a waterfall in 1,5 km distance up the valley, and last but not least, insyaAllah good company! The infrastructure will be provided when sufficient people join the project; like e.g. electricity, when first and 2nd party join, access road when 3rd & 4th party join and so on...
The size of the plot depends on the location & surrounding but is maximum 1500 m2. Whoever comes first chooses first. But: Coconut trees belong to the village and the harvest will be shared.
You can built anything from a bamboo hut to a palace, but the minimum is that you provide sanitary facilities in order not to pollute the water of the environment. We also would be happy not to see barb wire fences, pink roofs, 3 m high concrete walls etc., no strict rules here but of course the house should fit in the environment! Sheik Imran Hosein does not allow houses bigger than the masjid, to which we agree to and recommend but make it not an obligation.
Should your house get commercial character, you will have to get the applicable licenses and pay the fees. We will not accept illegal business as it threatens the whole project. You can rent or "sell" your house to anybody who submits himself to the rules of the place. We can provide services like cleaning, serving the guests, maintaining the garden etc. at low costs. We can also help during the building process. In case the house gets rent out to a third party, the monthly costs will increase a bit to keep the place in better shape.
So 16 ha of land including the beach part will be shared by a maximum of 10 houses and the Resort (10 Bungalows, Meeting Hall, Office incl. Budget-Accommodation, Mushallah, Riding Paddock, HBA-Facility, River-Hut etc). Should the resort not be built, it can be replaced by 7 additional houses. Mushallah, HBA - Track and Riding Paddock will be built anyway insyaAllah. Only with a democratic agreement of all the 'owners', the number of the houses may be increased.
Monthly costs for maintenance, cutting grass, garbage collection etc is low, maybe $15 a month. The costs depend on how many persons stay in one household.

This beach property belongs to the valley and is a 15 min. walk away.
